
Ballilesk Cottage
Ballilesk Cottage is a project we undertook to convert an old gardener's quarters and storage facility for the estate into a luxury residence. The structure was not fit for habitation when we arrived on site and needed extensive remodelling. The works included the following;

Demolition of rear store area.

Taking down of 800mm thick internal masonry wall from roof to floor, dividing the building into 2.

Taking down and slapping through of external walls to form opening for doors windows bi-fold door and to open up the property.

Underpinning existing structure to suit levels etc.

Excavating existing floor areas to allow underfloor heating to be installed.
-
New drainage system installed.
-
Re installing all floors to new floor level once insulated and piping fixed.
-
Formation of small underground wine cellar below the cottage.
-
200m borehole had to be drilled for the ground source heat pump.
-
Re-roofing of existing buildings utilising natural slate and installation of 8 roof lights.
-
Erection of 2 new extensions to the front and rear of the property.

Conversion of Garage and Carport to form part of the new internal area of the cottage.

New Doors and Windows throughout.

Larch Claddings fitted to new Extension and existing structures.
-
Patent Glazing installed in new extension roof alongside oaks staircase.
-
Property fully Electrically rewired, Plumbed and heated from ground source heat pump exchanger.

Reinsulating of entire building to conform to new energy efficiency standards.
-
New external sun terrace and courtyard formed alongside BBQ area and garden stairways.
-
Flagstone slabs installed throughout the ground floor of the property.
-
Oak skirting’s facings and doors installed throughout property.
-
New Kitchen, Bathrooms and utility rooms completed.

Utilities connected up to mains supplies
-
External landscaping and paving complete.
